Every home that is purchased, has an inspection. Yes, you could waive the inspection, and sometimes people purchasing new construction, (without the benefit of their own real estate agent representation), choose to do so.
There are many benefits to obtaining an inspection, but first and foremost to KNOW WHAT YOU ARE BUYING! Sometimes you can get a seller to make repairs, even minor ones or do some of the delayed maintenance they have overlooked. Other times, an inspection can uncover serious structural defect or major maintenance that needs to be planned for in the months and years ahead.
